Not urgent yet. We flag it in the report with a photo so you and the owner can plan it in — no surprise call-outs.
The unit's clean and working. We tell you straight, leave it alone, and the owner pays nothing for it. That's the whole point.
Built For Agencies
The bits that usually make aircons a pain — billing, access, paperwork — are the bits we take off you.
GST tax invoice to the agency with the property address on it, ready for the owner's account. Tell us who pays and we route it.
We contact the tenant, book the time, send a reminder, and sort keys, lock-boxes or gate codes. Vacant places we do by key. You stay out of it.
Before and after photos, the grade on every unit, and the next-clean date. It makes the case to the owner so you don't have to.
Insurance and licence certificates sent to your agency before the first job — already in your file for your supplier register.
We time the cleans before summer and group them by area so it's efficient — and we come back next year without you asking.
The saving shows on the owner's invoice as an agency rate. No cash to a property manager — that's illegal in Queensland and we won't put your licence near it.
The compliance angle
Under Queensland's rental rules, a property has to be handed over "free from mould", and the landlord — not the tenant — is responsible for keeping the aircon clean and working. A managed clean is the cheap, documented way to tick that box and head off bond and mould disputes before they start. Every clean comes with a dated photo report for the file.
